You've got questions about FIN Framework, we've got answers. This guide brings together the most common questions we hear from system integrators, OEMs, energy managers, and building owners, and answers them clearly in one place.
From how FIN integrates with existing building systems, to what our AI-powered FIN Intelligence can do, to how Edge2Cloud delivers secure remote access without a VPN. Everything you need to evaluate, deploy, and get the most out of FIN Framework is covered below.
FIN Framework is J2 Innovations' open software platform for smart buildings, smart equipment, and IoT. It covers the full spectrum of building intelligence: integrating and managing devices utilizing open protocols, creating control logic with an easy-to-use logic builder, analyzing historical data, and visualizing insights through custom dashboards. FIN Framework utilizes the Project Haystack open data standard for operational efficiencies and informational capabilities.
FIN Framework is built as an open integration platform supporting BACnet (MS/TP and IP), Modbus (RTU and IP), KNX IP, OPC-UA, MQTT, and M-BUS out of the box. Configuration wizards are included to simplify normalization and tagging of data from diverse sources. OEM partners and their developers can create custom connectors for the FIN Framework by collaborating with our professional services.
The FIN Framework is highly flexible and hardware-agnostic. It can easily integrate with 3rd-party hardware in deployment environments. It runs on:
Hardware: Compatible with Raspberry Pi, and J2's own NEXIO and F200 embedded controllers. FIN can be deployed as a controller, gateway, HMI, or server.
Minimum requirements are low — making FIN viable on compact edge hardware — while performance scales up to large server deployments managing thousands of points across multiple sites.
Operating systems: Linux for embedded and Windows/macOS for server-based deployments. It also runs on AWS and Google Cloud for cloud-hosted scenarios.
Every FIN Framework release brings new features, security patches, and compatibility improvements that protect your investment and reduce long-term risk.
Staying current means your team gets access to the latest tools — new connectors, smarter workflows, and new apps. Security patches in each release address newly identified vulnerabilities, which matters as building systems become more connected and more targeted. Compatibility with evolving hardware, cloud platforms, and standards like Project Haystack is also maintained on a release-by-release basis.
Project Haystack is an open-source initiative that defines a standard for tagging and modeling data from building systems and equipment. Think of it as a common language that lets different building systems describe themselves in a consistent, machine-readable way.
FIN Framework natively supports the Haystack standard so that:
Deployment time is reduced because data from different systems is normalized to a common model
Using Haystack makes FIN data more portable and easier to feed into enterprise analytics tools, dashboards, or AI-powered optimization engines.
FIN Intelligence is J2's generative AI layer built on top of FIN Framework. While FIN Framework provides the platform for device integration, control, and building management, FIN Intelligence adds three distinct AI-powered capabilities designed to reduce the effort of the most labour-intensive tasks in building automation:
Intelligent Tagging — Automates Haystack data-tagging using large language models, reducing project tagging time. With increased speed and precision, System Integrators can now handle more projects and complete them faster.
Intelligent Optimization — Automates chiller plant sequencing and set-point adjustment in real time, resulting in energy savings and extended equipment life.
Intelligent Assistant — A natural-language LLM-powered assistant that lets any user — regardless of technical skill — ask questions about the building, understand alarms, and access maintenance information instantly.
Data tagging — applying Project Haystack ontology labels to thousands of building points — is one of the most time-consuming parts of any FIN deployment. Done manually, it's repetitive, error-prone, and slows down project delivery.
FIN Intelligent Tagging uses large language models to automate this process. The AI reads the available data, understands the context of each point, and applies the correct Haystack tags automatically. According to J2, this reduces project tagging time by 80%.
The practical benefits: system integrators can complete projects faster and more accurately, take on more concurrent projects without adding headcount, and deliver more consistent data models across their entire portfolio.
FIN Intelligent Optimization focuses initially on chiller plant operations — one of the largest energy consumers in commercial buildings. It uses real-time building data combined with predictive algorithms to automatically manage:
Chiller water sequencing, turning chillers on or off in the most efficient order based on current and predicted load
Anticipated benefits include energy efficiency improvements of 10% or more, extended equipment life through intelligent rotation (distributing runtime evenly across multiple chillers), and reduced maintenance downtime. Importantly, this removes the need for system integrators to manually engineer complex optimization logic — the AI handles it.
FIN Intelligence is designed as a hybrid solution. The default posture is edge-first: the system runs on local hardware, processes building data locally, and delivers low-latency responses without requiring a constant cloud connection.
Where cloud resources are needed — most notably for large language model inference powering the Intelligent Assistant — FIN Intelligence reaches out to the cloud as required. This hybrid architecture means sensitive building operational data stays on-premises while users still benefit from state-of-the-art AI capabilities.
FIN Edge2Cloud gives you centralized control over your entire portfolio — managing users, devices, and organizations from one place, with seamless remote access, live health dashboards, automatic backups, and the ability to push software updates without ever visiting a site.
FIN Edge2Cloud is J2's secure remote access and edge management solution, built directly into FIN Framework. It uses Amazon Web Services (AWS) with TLS 1.2 encryption to provide fully encrypted remote access to any FIN installation from a standard web browser anywhere in the world, any time.
No VPN is required. No IT support is needed to configure it. FIN "pushes" the data connection from the site to the cloud using the Haystack standard, which is optimized for efficient remote connectivity. Deployment across multiple sites can be completed within minutes using a plug-and-play QR code setup. All you need is an internet connection at the site.
Edge2Cloud is architecturally designed to scale to hundreds of thousands of connected sites. Portfolio management is centralized, so OEMs and their customers can manage all devices and projects from a single location. In addition, Edge2Cloud supports single sign-on (SSO), which means no need to log into each site individually.
The Edge2Cloud Essentials tier — included with FIN Software Maintenance — provides up to 1 GB of Web of Things data transfer per FIN instance per month at no additional cost. For organizations with larger data volumes, a Web of Things Enterprise add-on is available with OEM pricing for additional capacity.
The Edge2Cloud Essentials tier (included with software maintenance) provides a comprehensive set of remote device management capabilities:
User and device management – manage onboarding users and their privileges, add devices and their access centrally
FIN Framework is hardware agnostic. It runs on a wide range of third-party controllers, gateways, and servers, so you're never locked into a single hardware vendor. That said, for teams looking for a fully integrated, out-of-the-box solution, we offer our own purpose-built hardware designed and optimized specifically for FIN. Here's what's available.
NEXIO is J2 Innovations' next-generation embedded controller, purpose-built to run FIN Framework at the edge. Key specifications:
Processor: 4-core CPU with 4 GB RAM and 16 GB eMMC storage on an optimized Linux OS
Connectivity: 2 Ethernet ports (with daisy chain), 2 serial ports, WiFi/WiFi hotspot, M-BUS
Protocol support: BACnet MS/TP & IP, Modbus RTU & IP, KNX IP
Protocol support: BACnet MS/TP & IP, Modbus RTU & IP, KNX IP
Capacity: Supports up to 5,000 points
Design: Compact DIN Rail form factor, plug-and-play installation, available in Midnight Black and Stone Grey, manufactured in Italy.
NEXIO is designed for OEMs, distributors, and system integrators looking for a bundled hardware-and-software package.
J2 has released three NEXIO IO Expansion Modules that extend the physical I/O capabilities of a NEXIO controller deployment. All modules snap onto DIN Rail for panel mounting and communicate with the NEXIO over Modbus/RTU. They operate on 12–24V DC/AC.
IO-402 — 4 analog outputs (AOs)
IO-442 — 2 resistive sensor inputs, 4 universal inputs (UIs), 4 digital outputs (DOs)
IO-482 — 8 universal inputs (UIs)
The modules are designed to be mixed and matched depending on the specific I/O requirements of a project, making the NEXIO platform scalable from simple to complex control applications.
Both the F200 and NEXIO are J2-built edge controllers designed to run FIN Framework, but they target different use cases and market segments.
The F200 is J2's cost-effective, mid-market edge controller. The F200 is designed to make smart technology accessible and affordable for small- to medium-market applications without the complexity of a full server infrastructure.
The NEXIO is the higher-performance, next-generation option with a 4-core CPU, more memory, IO expansion capability through add-on modules, and full white-label customization down to the front panel and documentation. NEXIO targets more demanding projects and is designed for OEMs who need a branded, differentiated hardware product.
J2's OEM model allows hardware and equipment manufacturers to embed FIN Framework into their own branded products, rather than developing the foundational software from scratch. The process follows four straightforward steps:
Step 1: Select from FIN's rich library of functions and application suites (Supervisory Control, microBMS, ECO, Edge IoT, and more).
Step 2: Create custom apps or reuse existing FIN software using our standard APIs.
Step 3: Select a hardware platform, including J2's own NEXIO controller, which can be fully white-labeled.
Step 4: Define the interfaces to the OEM devices and third-party hardware.
The result is a differentiated, branded product built on a proven platform, supported by J2's ongoing development, security updates, and technical expertise. Customers including Siemens, Clivet, Coster Group, and SageGlass have all successfully launched commercial products this way.
Speed to market is one of the most compelling reasons OEMs choose FIN Framework. Building smart building software from scratch — even for specialist vendors — typically takes years. FIN dramatically compresses that timeline.
For example, a software team estimated a 2-year development cycle for a custom product built from scratch. With FIN Framework they entered development within 3–4 months and had a market-ready product shortly after that.
We build security into FIN Framework from the ground up — a philosophy we call "Security by Design," aligned with international standards including ISO/IEC 62443 and OWASP, and backed by Siemens' global cybersecurity program.
Out of the box, FIN includes end-to-end encryption between clients, servers, and devices; SCRAM-SHA-256 authentication; role-based access controls using the least-privilege principle; configurable password enforcement; action-based auditing; and support for hardware and software firewalls.
We maintain security throughout the product lifecycle through regular penetration testing, continuous threat monitoring, and a formal vulnerability management process supported by the Siemens ProductCERT team. When issues are found, we release patches promptly and disclose them transparently.
FIN Framework is designed to integrate, control, manage, and visualize smart building data. Our Applications Suites serve as reference designs for OEM partners to help them fully conceptualize the range of products and services that can be developed on our framework. The application suites are Supervisory and Control, microBMS, Equipment Control and Optimization (ECO), and FIN Edge IoT.
FIN Supervisory & Control – Our application suite for building automation and BMS supervisor deployments. It handles site graphics, dashboards, alarms, scheduling, reporting, and document management — scaling from a single building up to large, complex multi-site estates.
FIN microBMS – A lightweight building management solution for smaller or simpler buildings where a full supervisory deployment would be over-specified. It delivers the core BMS functions — integration, control, monitoring, and visualization — in a more compact, cost-effective footprint.
FIN ECO – Designed for smart equipment control and optimization, with a focus on heating, cooling, and refrigeration. FIN ECO lets OEMs and system integrators embed intelligent control, scheduling, fault detection, and remote management directly into their equipment.
FIN Edge IoT – Our solution for building-related IoT applications. It connects, controls, and manages devices, meters, sensors, EV charge points, lighting, and renewables — all through the same FIN platform used for HVAC and BMS, with secure remote management via Edge2Cloud.
FIN Supervisory & Control is J2's application suite for building automation and BMS supervisor applications. It is designed to scale across a wide range of building types and sizes — from small commercial environments to very large multi-site estates.
The suite provides site graphics, interactive dashboards, alarm management, scheduling, reporting, and document management — all integrated with HVAC, lighting, metering, access control, and other building systems via FIN's multi-protocol integration layer.
It can run on J2's edge controllers (NEXIO, F200) as well as on standard Linux or Windows servers, making it deployable in virtually any infrastructure context. System integrators can use it as an out-of-box product; OEMs can embed and rebrand it as their own solution.
FIN microBMS is a lightweight building management solution designed for smaller or simpler building scenarios where a full supervisory platform would be over-specified. It provides the core BMS functions — device integration, control, monitoring, and visualization — in a more compact and cost-effective footprint.
Choose FIN microBMS when managing a single small-to-medium building (offices, schools, clinics), where the priority is simplicity and cost-effectiveness over advanced analytics or large-scale integration.
Choose FIN Supervisory & Control when you need multi-site management, advanced analytics, complex scheduling, tenant billing, document management, or deep integration with many different systems and protocols.
Both run on the same FIN Framework platform, so projects can scale from one to the other as requirements grow.
FIN Framework's IoT capabilities are packaged in the FIN Edge IoT application suite. It enables engineers to connect, control, and manage a wide range of devices alongside traditional HVAC and BMS systems — all through the same FIN platform and management interface.
Devices that FIN Edge IoT can connect include sensors, meters, lighting systems, EV charge points, solar and renewable energy systems, and other building-adjacent IoT hardware. MQTT is a supported protocol at the cloud level, complementing Ethernet and 4G connectivity options. Edge2Cloud provides secure remote management of IoT deployments at any scale.
This means a single FIN deployment can manage a building's HVAC, its energy meters, its EV charge points, and its smart lighting — reducing the number of separate systems and dashboards a facilities team needs to work with.
FIN ECO is J2's application suite specifically designed for smart equipment control and optimization — focused on heating, cooling, and refrigeration equipment. It is the solution of choice for HVAC and refrigeration OEMs who want to embed intelligent control directly into their products.
FIN ECO enables:
— Smart scheduling and setpoint management for HVAC and refrigeration units
— Fault detection and diagnostic routines at the equipment level
— Remote monitoring and management via Edge2Cloud
— Integration with building-level supervisory systems
Clivet SpA, a European HVAC manufacturer, has publicly highlighted FIN ECO's role in helping them transition their product range toward smart building, digitalization, and IoT capabilities.
