3 Trends Transforming Building Management

From a changing workforce to the importance of indoor air quality, facilities teams are faced with new demands that require changes in how buildings are managed and maintained.

Trend 1: An aging workforce is driving the need to make facilities management easier

We are facing a time when a significant portion of the building management workforce is retiring or nearing retirement and there is a growing skills shortage occurring at a time when buildings require greater technical expertise to operate.  Using technology to capture data on building assets streamlines facility management responsibilities and mitigates downtime. Essentially doing more with less and reducing costly, time-consuming site visits can have significant paybacks when faced with worker shortages.

Open-platform technologies have a wide range of well-documented benefits for building owners and technology teams alike. From flexibility and scalability to speed of implementation and engineering, an open platform can make buildings smarter and management more intuitive.

These are just some of the reasons that Memphis' Renasant Convention Center and their Siemens Solution Partner E|K Automation selected Desigo Optic for their renovation. With hundreds of pieces of equipment – some existing, some new – there was a need to seamlessly integrate and command all devices and systems while minimizing interventions from the convention center's operations team. The openness of FIN Framework provides a holistic view of operations, setpoints, and demands on the building with a single pane of glass. Today, the operations team spends 15 minutes or less controlling the building’s comfort – compared to the three hours a day this effort once required. Moreover, hot/cold calls have been virtually eliminated, further alleviating the workload for this already busy team.

Trend 2: Hybrid work models will persist, making remote capabilities critical

Through the global pandemic, a significant number of employers have adopted hybrid work models that combine in-person and remote work. This model is here to stay — and building management and operations teams are no different.

For Memphis' Renasant, the ability to access onsite systems remotely is a critical need. With Desigo Optic's web-based user interface, operations teams can securely access their platform from any remote location using a browser or mobile device.

Note: FIN Edge2Cloud creates a secure remote connection for accessing building systems without the need for IT or VPN setup.

Trend 3: Health and safety initiatives place greater importance on total indoor air quality

The importance of indoor air quality (IAQ) on our well-being is something we have been talking about for many years. The COVID-19 pandemic has only brought the importance of good ventilation and IAQ into sharper focus. In fact, the World Green Building Council has written that enhancing IAQ plays a central role in minimizing aerosol transmission of viruses.

Here too, Desigo Optic can help. As an open building management platform, facilities teams have enhanced levels of visibility into system performance, making it easier to control building operations in ways that make achieving IAQ a breeze.

Building operators today are in a better position than ever to support health and safety initiatives while also running their equipment more efficiently and with less wear and tear than before – all thanks to the holistic view into building performance.
